Multifamily Primary focus
Multifamily investment sales and acquisitions are the core of ACTIV8’s brokerage practice. Eric works with apartment owners across Spokane County, Kootenai County, North Idaho, and Eastern Washington on investment sales, acquisitions, 1031 exchange strategy, and broker opinions of value — with a specific focus on NOI optimization and expense reduction to maximize asset value before a sale.
Where most brokers show up at disposition, ACTIV8 engages earlier — identifying the expense reduction and income enhancement opportunities that move the needle on NOI, and therefore on price. The goal is to sell at the highest defensible value, not the first available offer.
Expense reduction
Identifying above-market operating costs, vendor contracts, and inefficiencies that suppress NOI and depress valuation at sale.
Income optimization
Rent-to-market analysis, loss-to-lease identification, ancillary income opportunities, and lease structure review.
Pre-sale positioning
T12 normalization, capital plan framing, and value-add narrative development to support maximum pricing at disposition.
Data sources: Property owner financials, CoStar, Spokane & Kootenai county assessor records, independent market studies, and broker-reported transaction data — not peak-cycle comparables.

Retail Brokerage · Management · Stabilization
Eric represents retail property owners and tenants across Spokane County, Kootenai County, North Idaho, and Eastern Washington — strip centers, neighborhood retail centers, NNN single-tenant assets, and mixed-use properties. ACTIV8 publishes quarterly retail market reports for both Spokane and Coeur d’Alene, giving clients direct access to current vacancy, rent trend, and transaction data.
ACTIV8’s retail stabilization practice takes on management of vacant and underperforming retail assets and drives them to stabilized occupancy — day-to-day property operations, lease-up strategy, tenant targeting, vendor coordination, and NOI improvement. The same discipline applied to multifamily, adapted for retail. The objective is a stabilized, well-leased asset positioned for maximum value at sale or refinance.

Office Brokerage · Management · Stabilization
ACTIV8 provides full-service office brokerage, property management, and asset stabilization across Spokane, Kootenai County, North Idaho, and Eastern Washington. Eric represents office building owners and tenants on sales, leasing, and repositioning — with the same NOI-first framework applied across all asset classes.
For underperforming office assets, ACTIV8 takes on management with a stabilization mandate — addressing occupancy gaps, lease-up strategy, operating cost reduction, and pre-sale positioning. Quarterly office market reports for both Spokane and Coeur d’Alene provide clients with current market context for every engagement.

Background
Eric’s path to commercial real estate began in engineering — giving him a technical understanding of buildings from the inside out that most brokers simply don’t have. That foundation led to a role as an energy efficiency manager, where he developed hands-on expertise in optimizing building operations to reduce costs for both owners and tenants. It’s the same discipline that now drives ACTIV8’s NOI optimization work: finding the expense leaks and operational inefficiencies that suppress value before they show up on a buyer’s underwriting.
His transaction experience spans some of the most complex deals in the Inland Northwest. Eric led a seven-year legal battle against the federal government over a $2 million land taking — and won. He has successfully navigated four separate environmental claims with the Department of Environmental Quality (DEQ), protecting property owners through some of the most technically demanding situations a broker can face.
On the development side, Eric has overseen a 350,000 SF mixed-use project in Kalispell, Montana — anchored by Starbucks, U.S. Bank, and a 170-room Red Lion Hotel — including a 40,000 SF department store expansion and ground-up Starbucks pad development. That project experience informs how ACTIV8 approaches retail stabilization today: with an operator’s understanding of what it takes to lease, manage, and reposition a commercial asset.
Eric has served on numerous community boards and committees across the Inland Northwest and is an active contributor to the markets he serves.
